If you’re going to spend money, one of the best places to spend money is on your home. Did you know that you can make improvements to your home that can increase your home’s value?
Some improvements may even result in a huge return on investment. Let’s take a closer look at things that increase your home value.
Tackle That Honey-Do List
One of the easiest things you can do to increase your home value is to tackle all those little things that need to be done. Usually, these projects are very inexpensive and take little time. The problem is we let them pile up and then have several to do at once. Take one or two weekends, make a list of what needs to be done, and do it. Touch up the paint, fix the loose banister, etc.
Improve Curb Appeal
If you plan to sell your home, you must realize that a lot of people won’t make it past your driveway if your curb appeal is lacking. You don’t have to spend a lot of money to improve your curb appeal.
A lot of times, a good cleaning of your siding and walkway with a pressure washer will do wonders. If you’re adding plants, consider evergreens that require little care once established. You can add a pop of color by painting your front door. Also make sure to keep the area clutter-free and welcoming.
Replace What Matters
There are some things that may not seem fun but will certainly increase your home value. Replacing drafty windows, a worn roof, a leaking water heater, and an old HVAC system can certainly boost your home’s price.
Update the Kitchen and Bathrooms
If you want a great return on investment, and you’ve replaced what really matters, upgrade your kitchen and bathrooms. According to This Old House, a minor kitchen remodel will see an 87% return on the investment. A major kitchen remodel will see 80-percent.
Do Things That Save Money Over Time
Last, but not least, make improvements that save money over time. Invest in on-demand hot water heaters. Consider installing solar panels. Insulate your attic. There are so many projects that will save you money over time and these improvements will certainly increase your home value.
Investing in your home is a great way to spend your money. Focus on the real improvements before you consider remodels. Upgrade your windows, HVAC system, etc. Then you can focus on remodeling the rooms that make the most sense.

Thank you so much for sharing these tips. I recently repainted my kitchen cabinets and I was in shock at how much it changed the space. I knew kitchen improvements did a lot for home value but 80% is crazy! We are getting ready to put our house up for sale so hopefully this will help!
